On Auction.com, you’ll find two primary types of property details pages (PDP): those for online bank-owned auctions and those for in-person foreclosure sales (or Ohio online foreclosure sales). The details included on each PDP type vary.
Within the PDP, we’ve gathered important information that helps you evaluate investment opportunities and made that information easy to access.
Online Bank-Owned Property Auctions Property Details Page
To navigate to an online bank-owned property auction PDP, perform a search for bank-owned properties and click on any property. Here’s a breakdown of the information found on a bank-owned PDP.
Saving a Property
- Save a property to your dashboard by clicking the save button in the top-right corner of the PDP. When you save a property, you will receive alerts to the status and any updates to the property. We may also make suggestions for other properties based on the ones you’ve saved.
Property Status
- On the PDP photo, just below the property address, you’ll see the property status: for sale, pending or closed.
Investment Opportunity
- Est. Resale Value is an estimate of a property’s potential resale value. It assumes all needed repairs and upgrades are complete. We work with a third party to get automated values. These values use historical data from public records. (This is provided for informational purposes and no representation or warranty is made regarding its accuracy. You’re encouraged to conduct your own due diligence and seek independent professional advice regarding valuations of properties.)
- Reserve price is the minimum bid amount a Seller is likely to accept for a property. This price is set by the Seller and NOT by Auction.com. If an auction bid does not meet the reserve price, the Seller has the discretion to accept the bid or not accept the bid. Generally, bids below the reserve price will not be accepted. Note that the reserve price is not always visible on PDPs.
- Opening Bid is the price at which the bidding will begin once the auction starts.
Auction Details Box
- To bid on a property, you have to register first. When on a PDP for a property that you haven’t registered for, you will see a blue button that says Register for Auction. Then you’ll fill out a short form with contact and payment information. If you’ve registered, you’ll see a You’re Registered label. You may also see a Make an Offer button, which is available only on certain properties.
- Details displayed in the Auctions Details Box before the auction takes place:
- Starts In: How many days, hours and minutes before the online auction starts.
- Duration: Auction start and stop date/time.
- Displayed address: The property you are registered to bid on.
- Opening Bid: The estimated dollar amount that starts the auction.
- Bid Increment: The minimum amount new bids must be above the current bid.
- Place Proxy Bid: Available in select online auctions, proxy bidding allows you to submit your highest and best offer prior to the auction.

- Ends In: How many days, hours and minutes before the online auction ends.
- Duration: Auction start and stop date/time.
- Current bid: The highest bid on the property.
- Bid increment: The minimum amount new bids must be above the current bid.
- Reserve status: The minimum bid amount a Seller is likely to accept for a property.
- Buyer’s premium: Indicates buyer pays 5% of winning bid amount (a minimum amount may apply).
- Earnest Money Deposit: A deposit placed by the bidder to let the seller know that the bidder is earnest or serious about buying the property. It goes toward the final closing costs and isn’t an extra charge.
- Bid history: A list of the bids already placed on the property.
- Cost breakdown: A list of your costs upon winning the property, which includes (if applicable) Your Bid, Buyer’s Premium, and Earnest Money Deposit.

- Save This Property Button: Click this button to save the property to your dashboard and receive update.
Property Details
- Information may include property type (single family, multi-family, etc.), number of bedrooms, number of bathrooms, year built, asset type (foreclosure, bank-owned, etc.), square footage, lot size, and occupancy status.
- Icons help to clearly convey the status of the following: occupancy, interior access, Buyer’s Premium, Broker Commission, Conventional financing and open house.
- Special Notes is where you’ll find additional property information: Event ID, Property ID and any additional comments about the property. There is also a link to the top FAQs.
Icons
- These icons appear depending on the specific auction details to provide an at-a-glance overview of the property auction. Note each of these may not apply to every auction.
- Buyer’s Premium: Indicates buyer pays 5% of winning bid amount (a minimum amount may apply).
- Financing: Conventional Financing may be considered for this property.
- Subject to Redemption: Indicates that the previous owner may buy back or “redeem” the property prior to eviction. If you purchase a property in a redemption state, you will not be able to take possession or evict the homeowner or tenant during the redemption period.
- Broker Co-op: Indicates whether a commission is available for a broker or agent.
- Interior Access: Indicates that you may contact an agent to inspect the interior of a property.
- Do Not Disturb Occupant: Indicates the property is occupied and that potential bidders may not trespass on the property. However, you are still able and encouraged to drive by the property and view from afar.
- Occupancy: Although the property is vacant, do not enter unless interior access is available.
- Cash Only: Conventional financing is not accepted for this property.
Due Diligence Checklist
- Due diligence is one of the most important steps you can take before bidding. The PDP offers the following documents as starting points:
- Review Property Information: Third-party reports on property condition and local market
- Examine Titles and Liens: Preliminary reports are provided for reference (seek a professional for full evaluation).
- Read Purchase Agreement: Details of the Seller’s terms and conditions, and your rights as a buyer.
- Prepare Your Finances: Conventional financing may be used for this property.
- Additional Disclosures: Property Information Report, Inspection Report, etc.

- This may include important documents, such as the purchase agreement and addendums, as well as additional disclosure docs.

How to Understand the In-Person Foreclosure Sales Property Details Page (PDP)
To navigate to a foreclosure sale PDP, perform a search for foreclosure sale properties and click on any property. Here’s a breakdown of the information found on a foreclosure sale PDP.
Property Type
- The sentence above the photo at the top of the PDP provides details on who is conducting the auction. In some cases, live foreclosure sales are conducted by Auction.com. Others are conducted by a third party (such as the sheriff). More about sheriff’s sales here.
Auction Details
- Property Status

- Immediately above the address, you will see the property status. This includes:
- Active
- Canceled

- Property Information
- Address, bed, bath, square footage, and property type
- Occupancy Status
- If a property is listed as occupied, or occupancy status is unknown, do not disturb the occupant.
- Saving a Property (“Save Asset”)
- This saves the property to your dashboard
- Estimated Resale Value
- The property’s estimated resale value, after repair. This estimate is generated by a third party.
- This value is not always visible on PDP.

- Est. Credit Bid
- This is the minimum bid amount a lender will accept on select properties. If the lender does not receive offers higher than the Credit Bid, the property will revert back to the lender. In some instances, foreclosure properties return to Auction.com as bank-owned properties.
- Lenders will often reveal this figure prior to or the day of the sale. Click Save Asset to be notified if the lender chooses to reveal the credit bid.
- Opening Bid
- This states the minimum opening bid for the auction.

- This states where and when the live auction will be held.
