ROB’S MASSIVE TIP: If I were a broker, in today’s market- I would re-brand myself as the “Auction Expert” broker.
Position yourself as the ultimate auction specialist in your advertising and marketing, and create a business managing the auction process to get your clients the properties they want! There are more properties, lower prices and you will benefit from the increased number of sales and clients. Use these five easy steps to get started:
1) Email Alerts.
Visit Auction.com and sign up for e-mail alerts. This will show you all properties that are going to be put up for auction in your area. You will automatically get a feel for the local auctions and start to match up potential buyers with the best properties for them.
2) Client Needs Analysis.
Before you can match people up with homes, you’ll obviously need to know what they’re looking for. Get a good handle on what your clients absolutely have to have and which features they are looking for. Create a database of likes and dislikes and cross them with available local properties that are up for auction.
3) Client Communication.
Once you’ve found excellent properties that meet your clients’ needs, call and tell them about it! Offer to attend open houses with them to help them get acquainted with the property. Be pro-active and go above and beyond. Coming from a place of service leads to commission, referrals and SUCCESS.
4) Auction Day Representation.
Don’t leave your clients in the lurch on the day of the real estate auction. Go with your clients to the auction and check in with them to see how it’s going. Learn about the auction process yourself so you can answer common questions. Help them bid and win!
5) Advertise Your Special Niche.
Now that you’re in the real estate auction business, put up signs that let new customers know that you can help them find properties at low prices through real estate auctions. Now that you know which properties will be auctioned in your area, you can point your new clients towards them quickly.

P.S – Before the day of the auction, familiarize yourself with other types of people attending the auction. You will want to get to know the staff members before you show up, in case one of your clients has a question you can’t answer.
